A significant site owned by Tarmac plc and used primarily for concrete batching and minerals recycling. This site occupies a strategic position on the outer edge of the Chichester by-pass.

In 2009, First City’s planning team secured outline planning permission on the property for 11 acres of Class B storage and distribution. This site was then placed on the open market by First City in late 2009. Over 15 bids were received and the 11 acre site sold for over £300,000 per acre.

A 40 acre lake located at the eastern end of the property was also marketed and sold at the same time, achieving £170,000.
