The boundaries of the Property are formed by Bursnips Road to the West, Broad Lane / The Range to the east, agricultural land / Walsall FC training pitches to the north and agricultural land to the south. The agricultural land to the south is also owned by our client and is currently being landscaped for a further nine holes of golf which will be available to purchase at a later date.
Vehicular access is off Bursnips Road. Our client will retain a right of access and vehicular / materials storage along the western side of the Property to enable construction of a further nine holes of golf on land to the south. Details to be agreed between the parties.
Planning permission has also been secured for a club house which has not yet been constructed.
Due to the course being brand new, there is no existing golf club business nor accounts available.
The Property lies within the jurisdiction of South Staffordshire Council and the golf course has been constructed by our client over recent years. On 5th February 2015, planning permission was obtained for a golf club house and ancillary storage including 63 parking spaces. The proposed club house has a gross internal area of 3,621 ft² (336.5 m²).
Construction of the above has commenced and so we consider that the planning permission is now live.
RIGHT OF ACCESS
Our client will retain a right of access through the Property to the land immediately to the south where a further nine holes of golf are being constructed. Our client will also retain rights to store vehicles and materials in the south-west corner of the Property; details to be agreed between the parties.
The freehold interest is for sale with vacant possession upon completion.
